This document was prepared by <br />and should be returned to <br />the County Attorney's Office <br />1801 27th Street <br />'Nero Beach, Florida 32960 <br />EASEMENT <br />3120160022338 BLIC RECORDS <br />RECORDED IN THE PU <br />JEFFREY R SMITH CLERK OF COURT OF <br />INDIAN RIVER COUNTY FL <br />BK: 2927 PG: 2229 Page 1 of 3 4/21/2016 9:23 AM <br />D DOCTAX PD $0.70 <br />THIS GRANT OF EASEMENT, made and executed this 19th day of April, 2016, <br />by INDIAN RIVER COUNTY, a political subdivision of the State of Florida, whose <br />mailing address is 1801 27th Street, Vero Beach, Florida 32960, hereinafter called <br />GRANTOR, to BLUESTAR FINANCIAL SERVICES, LLC, a Florida limited liability <br />company, its successors and assigns, whose mailing address is 2148 Buena Vista <br />Boulevard, Vero Beach, Florida 32960, hereinafter called GRANTEE. <br />(Whenever used herein, the terms GRANTOR and GRANTEE include all <br />the parties to this instrument and their heirs, legal representatives, <br />successors and assigns.) <br />WITNESSETH: <br />That GRANTOR for and in consideration of the sum of TEN DOLLARS ($10.00) <br />and other valuable consideration, receipt of which is hereby acknowledged by these <br />presents does grant, bargain, sell, alien, remise, release, convey, and confirm unto the <br />GRANTEE, an easement for septic drainfield purposes, across and beneath the following <br />described land, situate in Indian River County, Florida, to -wit: <br />See Exhibit "A" attached hereto. <br />And GRANTOR hereby covenants with said GRANTEE that the GRANTOR is <br />lawfully seized of said servient land in fee simple, and that the GRANTOR has good right <br />and lawful authority to convey the easement established hereby. This easement will <br />terminate 60 days following Grantor's 26th Street construction project going out to bid, at <br />which time Grantee, its successors and assigns will be required to connect to available <br />County sewer. <br />Grantee, its successors and assigns, agree to repair any damage above the <br />easement herein conveyed, which damage is caused by drainfield failure and or repair <br />during the use of this easement at the sole cost of Grantee, its successors and assigns. <br />1 <br />
