JUL 2 9 <br />1986 <br />BOOK <br />65 Pd,E 238 <br />.�elf <br />The Chairman <br />later in the meeting asked Mr. Miller <br />if he <br />wished to make any comment or voice an objection to staff's <br />recommendation of denial, and Mr. Miller indicated that he did <br />not wish to speak. <br />ITEM # 17 - COUNTY -INITIATED REQUEST TO ENLARGE THE 1-95/CR 512 <br />COMMERCIAL/INDUSTRIAL NODE FROM 240 ACRES UP TO 1000 ACRES <br />The Board reviewed staff recommendation presented at the <br />July 15th public hearing: <br />TO: The Honorable Members DATE: July 7, 1986 FILE: <br />of the Board of County <br />Commissioners <br />DIVISION <br />HEAD CONCURRENCE: <br />.�elf <br />SUBJECT: <br />COUNTY INITIATED REQUEST <br />Robert M. <br />Keat_'i g, E P <br />TO AMEND THE COMPRE- <br />Planning <br />& Development Director <br />HENSIVE PLAN BY ENLARGING. <br />THEI-95/C.R. 512 COM - <br />THROUGH: <br />Richard Shearer <br />MERCIAL/INDUSTRIAL NODE <br />1` Chief, Long <br />-Range Planning <br />FROM 240 ACRES TO -UP TO <br />FROKobert G. <br />Melsom <br />REFERENCES: <br />000 ACRES <br />Staff Planner, <br />Long -Range <br />Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meetings of July 15 and July 29, 1986. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to amend the Comprehensive <br />Plan by increasing the size of the I-95/C.R. 512 <br />commercial/ industrial node from 240 acres to up to 1,000 acres. <br />On January 15, 1986, the Board of County Commissioners adopted <br />the boundaries for the 240 acre node. At that meeting, the Board <br />instructed the staff to explore the possibilities of enlarging <br />the node up to 1000 acres. <br />On March 13, 1986, the Planning and Zoning Commission voted <br />3 -to -2 to recommend that this node be enlarged,to 1,000 acres. <br />ALTERNATIVES & ANALYSIS <br />In analyzing this request, staff prepared four alternatives to <br />the existing 240 acre node. The first alternative would <br />encompass 400 acres, the second alternative would encompass 600 <br />acres, the third alternative would encompass 800 acres, and the <br />fourth alternative would encompass 1000 acres. <br />Existing Land Use Pattern <br />The current 240 acre node boundary includes the following <br />commercial and industrial uses: Wayfara Travel Center (Gulf <br />Service Station and Dairy Queen), a recreational vehicle park <br />16 <br />
