►JUL 2 9 198 <br />BOOK 65 FADE 252 <br />Attorney Henderson reviewed the uses they are prepared to <br />prohibit, as follows: <br />A. Motion picture theaters <br />B. Self-service laundries <br />C. Commercial parking facilities <br />D. Coin-operated amusement establishments <br />E. Automobile parts stores <br />F. Skating rinks <br />G. Bars and lounges <br />H. Billiard halls <br />I. Hotels and motels <br />J. Bowling alleys <br />K. Time-share developments <br />He noted that the remainder of items in CN would be permitted and <br />a number of commercial retail type activities would require <br />administrative permits. There originally was a plan to put in a <br />Nissan dealership, but that has been abandoned, and they now are <br />just considering shops and services. <br />Chairman Scurlock pointed out that the Commission can only <br />act on what the allowable uses are. <br />Commissioner Bowman asked if the applicant has taken out <br />fast food establishments, and Attorney Henderson noted there is <br />no category in the Zoning Ordinance for fast foods. <br />Director Keating advised that restaurants are allowed in a <br />CN District, but curb service, drive-in or drive-through estab- <br />lishments are excluded. <br />Chairman Scurlock felt what he is hearing indicates that the <br />only modification from Vista's standpoint is the change from a <br />request for CL to CN for the four parcels and the deed restric- <br />tions remain intact. <br />Discussion continued at length re access and traffic impact, <br />and Attorney Henderson felt no one can deny that the speed limit <br />on U.S.I is too high, but the developer is prepared to pay for <br />all traffic impacts. He also wondered how much traffic is <br />generated now by residents leaving Vista Royale just to go to a <br />convenience store. <br />Commissioner Bowman noted that the Kittle shopping center <br />where Perkin's Restaurant is located wassupposedto be well <br />planned, too, but she still felt that it is a disaster area. <br />30 <br />
