Davis, P.E., REFERENCES: George G. Collins, Jr., <br />Y1 <br />Public Works Director o Donald G. Finney dated <br />July 16, 1986 <br />0. 4;04ukl• p io • <br />The property owners for the subject parcel, represented by Attorney Joe <br />Collins, have agreed to sell an 8.5' wide by 3751± parcel along 12th Street <br />to the County for the appraised value of $90,644 (County appraisal by <br />Arnfield-Wagner). To mitigate the adverse impact of the taking of this. <br />parcel, the following items are necessary <br />1) Relocate all private electrical lines, services, and appurte- <br />nances onto the remaining parcel. The County would contract with <br />the owners electrician, Vero Electric (231-7192) to perform this <br />work at a cost not to exceed $3000. <br />2) Modify the existing entrance island/fountain area to provide for <br />the relocation of the driveway serving the lot west of the <br />existing entrance. This is primarily masonry work. Estimated <br />cost is $2,000. The water line serving this fountain will be <br />relocated if necessary. <br />3) Construct a 6' high masonry block wall along the south property <br />line approximately 330' long, with a 16" x 24" pilaster every 20 <br />lineal feet, including 2 coats of stucco. Entrance lighting to <br />replace the existing lighting will be provided. Cost for this <br />work is approximately $45 per L.F. or $14,850. <br />4) Provide 2 yard drains to intercept existing drainage within the <br />park. Cost is estimated at $1,000. <br />5) Lot 103 - Remove carport, utility shed, and concrete slab and <br />relocate or replace as required. <br />Lot 122 - Modify carport and necessary concrete work. Relocate <br />or replace aluminum storage shed on lots 101 and 102. Cost for <br />all the above is $3,182.88. <br />6) Relocate trees and shrubs if possible. Cost $500. <br />7) Pay attorney's fees of $2,000. <br />ALTERNA=S AND ANALYSIS <br />The above compensation and mitigation complies with the appraisal for the <br />property as prepared by Armfield Wagner Appraisers. <br />It is recommended that the County purchase the approximate 3,131 S.F. <br />Parcel for $9,644 and agree to the mitigation cost of approximately <br />$24,532.88 and attorney's fees of $2,000. <br />Funding to be from Fund 304 - Indian River Boulevard South -Construction <br />Account. <br />37 <br />AUG 6 1986 BOOK 65 ulj 308 <br />
