rp'--SEP 2 <br />1966r <br />BOOK 65 <br />f'''urr.564 <br />Director Keating explained that <br />if the Board rezoned <br />it to <br />RS -3, they could not exceed 3 upa even if they went through a PRD <br />hearing; but they would have the ability to modify lot sizes, <br />frontages, setbacks, etc. by working with staff and coming back <br />in public hearings before the Planning & Zoning Commission and <br />the Board of County Commissioners. <br />Commissioner Wodtke understood that during that process, the <br />surrounding neighbors would have an opportunity to come in and <br />express their feelings. <br />MOTION WAS MADE by Commissioner Wodtke, SECONDED by <br />Commissioner Lyons, that the Board adopt Ordinance <br />86-64, providing for the rezoning of 26.235 acres from <br />A-1, Agricultural District, to RS -3, Single -Family <br />Residential -District. <br />Under discussion, Commissioner Bowman pointed out that there <br />could be as many as 250 houses built on small lots in that area <br />- i -f the remaining properties develop at RS -6, and preferred to see <br />only 1.25 upa like Kingswood Estates. <br />Commissioner Bird asked if the applicant still preferred <br />additional time to work with the surrounding property owners <br />based on the information just presented, but Attorney Block <br />stated that they wished for a decision from the Board this <br />morning. <br />THE CHAIRMAN CALLED FOR THE QUESTION. The Motion <br />was voted on and carried unanimously. <br />ON MOTION by Commissioner Lyons, SECONDED by <br />Commissioner Wodtke, by a 4-1 vote, Commissioner <br />Bowman dissenting, the Board directed staff to proceed <br />with the consideration of rezoning the property between <br />43rd Avenue and the east boundary of the subject <br />property to make it consistent in this area. <br />27 <br />r <br />
