r - <br />DESCRIPTION AND CONDITIONS: <br />The Sixty Oaks planned residential development (PRD) received <br />special exception and preliminary PRD plan approval on September <br />25, 1985. Since that time a land development permit has been <br />obtained and building permits have been pulled for several units, <br />in accordarwe with the PRD ordinance. The owner/applicant, <br />Planned Development Corporation, Bob McKnight, Sr., Vice <br />President, is seeking final PRD plat approval for the Sixty Oaks <br />project. <br />ANALYSIS <br />The applicant has submitted a final plat and final site plans in <br />accordance with the PRD ordinance (Section 25.4(1)]. The plat and <br />site plans are in conformance with the approved preliminary PRD <br />plan and special exception approval. All reviewing departments <br />have approved the final submittals. <br />The applicant has also submitted an executed contract for <br />construction of required improvements committing it' to construct <br />and complete the remaining required improvements by August 6, <br />1987. Also, a sealed certified cost estimate from the project z <br />engineer has been submitted, approved by the Public Works Director <br />and Utilities department, which itemizes all remaining <br />construction costs. Based on the cost estimate, an irrevocable <br />letter of credit in the amount of $477,000.00 (representing 115% <br />of the construction costs) has been submitted to secure the ` <br />construction contract. - - <br />The County Attorney's office has verified that the construction <br />contract and irrevocable letter of credit are acceptable as <br />submitted. All applicable County regulations have been satisfied <br />for final PRD plat approval. Y <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final PRD plat approval to the Sixty Oaks project, 'accept the <br />submitted irrevocable letter of credit, and authorize the Chairman <br />of the Board of County Commissioners to sign the contract for <br />construction of required improvements. <br />ON MOTION by Commissioner Bird, SECONDED by Com- <br />missioner Lyons, the Board unanimously granted <br />Final Plat Approval for Sixty Oaks PRD, accepted <br />the irrevocable letter of credit, and authorized <br />the Chairman to sign the contract for construction <br />of required improvement. <br />J.
