Kea ing, P) CP THE COMPREHENSIVE PLAN <br />Planning & Development Director <br />FROM: Richard Shearer, REFERENCES: <br />Chief, Long -Range Planning Grall Memo <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 21, 1986. <br />DESCRIPTION & CONDITIONS <br />Bernard and Margaret Grall, the owners, are requesting to amend <br />the Comprehensive Plan by redesignating 4.5 acres located 700 <br />feet west of 74th Avenue -'on the South side of State Road 60 from <br />MD -1, Medium -Density Residential 1 (up to 8 units/acre), to <br />Commercial. <br />On September 11, 1986, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />The applicants are proposing to develop this property for a <br />professional office complex. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the' site and sur- <br />-rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is part of a 10 acre parcel which contains a <br />single-family house on the south 5 acres zoned A-1, Agricultural <br />District (up to 1 units/5 acres), and vacant land on the north 5 <br />acres zoned RM -6. North of the subject property, across State <br />Road 60, is a citrus grove zoned RM -6 and a life care facility <br />zoned RM -8, Multiple -Family Residential District (up to 8 <br />units/acre), and CN, Neighborhood Commercial District. East of <br />the subject property is undeveloped land zoned RM -6, CN, and A-1. <br />South of the subject property is a single-family house zoned A-1. <br />Further south is a single-family subdivision zoned RS -1, <br />Single -Family Residential District (up to 1 units/acre).
