BOCK 66 uu,F 147 <br />OCT 2 11986 <br />Chairman Scurlock stressed that the County might be buying <br />homes along 6th Avenue sometime in the future in order to widen <br />that road. <br />Mr. Shearer advised that the applicant has shown an interest <br />in the OCR (Office Commercial and Residential District), but came <br />in and requested Commercial instead. The Planning 6 Zoning <br />Commission felt this area was suitable for professional offices, <br />but since there is -no vehicle to do that without opening it up to <br />Commercial, they voted to deny it. <br />Chairman Scurlock pointed out that the County could initiate <br />requests for a land use redesignation and rezoning, so that it <br />could be made OCR. <br />The Chairman opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. <br />Attorney Steve Henderson, representing Dennis Zambataro, <br />wished to have the opportunity to debate this issue of receiving <br />a Commercial designation, if not now, then in January. He <br />suggested that in the meantime the Board send this request to the <br />State for review. <br />Chairman Scurlock emphasized that we don't have the vehicle <br />at present to redesignate this property to Professional Office <br />District. <br />Attorney Henderson stated that their basic position on this <br />matter is that 6th Avenue provides a natural barrier between <br />districts. At present, the Commercial stops in the middle of a <br />block which is between 6th Avenue and U.S. #1. In any event, <br />they would like to argue those points in January. <br />Commissioner Bird felt this Board has been fairly consistent <br />in trying not to expand commercial all the way from U.S. #1 to <br />6th Avenue, but he would be inclined to accommodate some office <br />buildings on this site through the Professional Office <br />designation. He hoped that we might have such a designation <br />available when this comes back to the Board in January. <br />36 <br />
