BOOK 66 FrvE 2?3 <br />is supposed to run from the middle of the front to the middle of <br />the back yard. <br />Commissioner Wodtke commented that the proposed amendment <br />only applies to new subdivisions and asked if we cannot apply it <br />to old ones as well. <br />Planner Boling explained these requirements are in the sub- <br />division section for new subdivision applications, and if this <br />were to be applied to existing lots, we don't know all the <br />existing configurations and this could cause problems of which we <br />may not be aware. <br />The Chairman asked if anyone present wished to be heard. <br />Fred Mensing of Roseland wished some c ! a r i f i ca t i on . He <br />noted that the north end of the county Vas subdiyide-cL into 5 acre - <br />lots years ago, and does this mean people now cannot split these. <br />Planner Boling advised that the Subdivision Ordinance would <br />apply to creation of three or more lots for any piece of land in <br />the county. <br />Mr. Mensing understood that, but he wished to know in the <br />event someone has five acres of land and wants to split it and <br />deed half to his kids whether he has to come in to subdivide. <br />Planner Boling explained that if you are splitting off a <br />piece that has not been split off since July 20, 1983, you can do <br />a one-time split before you meet the definition of a subdivision. <br />Mr. Mensing asked if this will ban someone who has a tract <br />of land from clearing it if they don't want to subdivide and <br />develop it, and Planner Boling advised that the Land Clearing and <br />Tree Removal Ordinance would take care of that. <br />Mr. Mensing then noted that there are a number of singly <br />owned 5 acre tracts in Roseland where it appears the way to <br />subdivide would be "U" shaped loops and do them as a one-way <br />street rather than create deadend streets.
