Question arose as to the size of the lots, and Chief Planner <br />Shearer reported that there are 49 parcels of land in the subject <br />property, 28 of which are less than an acre in size and 21 being - <br />greater than an acre. Of those lots smaller than an acre, the <br />largest is 8/10 of an acre; the median size is .57 acre, and the <br />smallest is .21 acre. Fourteen of the lots which are smaller <br />than one acre are in Silver Oaks Estates Subdivision and the <br />other fourteen are metes and bounds. Most of the lots are <br />developed, and access is gained through the subdivision, not off <br />Rosewood Road. <br />Commissioner Bird believed the overall picture is that the <br />122 acres presently is RS -6 and we are proposing downzoning to <br />RS -3. He asked in staff's experience with recent developments <br />zoned RS -3, how many units per acre they have actually been <br />getting. <br />Planner Shearer stated that most have been coming in with <br />1/2 acre lots because they don't have water. If they did have <br />water, they could come in with a 12,000 sq. ft. lot. <br />The Chairman felt most have been getting 2.6 and 2.8 unless <br />they go to a PRD, which would push it closer to 3 upa, and <br />Planning Director Keating confirmed that there is a PRD applica- <br />tion now which is looking at just about 3 upa. <br />The Chairman asked if anyone present wished to be heard. <br />Attorney Michael O'Haire came before the Board on behalf of <br />Dr. Charles Rattray and other owners of land along Rosewood <br />Boulevard, which he felt is truly an estate area and has been <br />developed that way for decades. The only subdivided area, aside <br />from Tropicolony which really is not representative of Rosewood <br />Road, is Silver Oaks, which is a subdivision of large lots. <br />Attorney O'Haire agreed that RS -3 is a step in the right direc- <br />tion and believed the property owners were unaware it ever was <br />RS -6. What they would like at the very worst, however, is RS -1 <br />with a minimum lot size of 16,500 sq. ft., which would not make a <br />great number of lots non -conforming.
