Miller <br />Chief, Current Development <br />FOR <br />Robert M. ea irg, KICP SUBJECT: THE PLATA OFA102NDATERRACE <br />Planning & Develc„ ent Director <br />FROM: Stan Boling 4, 61 REFERENCES: 102nd Terrace <br />Staff Planner IBMIRD <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 16, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The applicant, Hetra Computer and Communications Industries, Inc., <br />is platting 102nd Terrace to satisfy a condition of their site <br />plan that was approved on April 11, 1985. On May 9, 1985 the <br />Planning and Zoning Commission granted preliminary plat approval <br />for the road which is approximately 4,575 feet in length (±.87 <br />miles) and will connect the Hetra development site to C.R. 512. <br />The proposed 80' wide road right-of-way runs north and south <br />approximately one-half mile east of the I-95/C.R. 512 interchange. <br />The applicant has constructed the road and has submitted: <br />1. a final plat that is in conformance with the approved <br />preliminary plat; <br />2. a warranty maintenance agreement covering the road work; <br />3. a maintenance bond guaranteeing the agreement; and <br />4. funds to Public Works to properly treat a culvert crossing on <br />the road. <br />ALTERNATIVES AND ANALYSIS: <br />Public Works has inspected all road work and has determined that <br />the road has been built to County standards with one exception: a <br />culvert crossing must be treated so as to expand the roadside <br />recovery area. The Public Works department, via funding by the <br />applicant, will be performing the necessary work within the next <br />several weeks. Once Public Works completes this work, the road <br />will meet County standards and the plat may be recorded and the <br />road officially accepted by the County. <br />The County. Attorney's Office has reviewed and approved all <br />submitted documents. All requirements for granting final plat <br />approval have been satisfied; recording of the plat and acceptance <br />of the road may be accomplished upon final inspection by Public <br />Works. <br />RECOMMENDATIONS <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to the plat of 102nd Terrace subject to the <br />following conditions: <br />a) the plat shall not be recorded and the road shall not be <br />officially accepted by the County until final inspection and <br />approval of the road by the public works department; and <br />b) the County accepts the submitted warranty maintenance <br />agreement and maintenance bond effective upon the date of <br />recordation of the plat. <br />26 <br />
