Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting ofDecember16, 1986. <br />DESCRIPTION & CONDITIONS <br />Mr. Ed Schlitt, trustee, is requesting to rezone approximately <br />6.79 acres located 450 feet east of Old Dixie Highway, south of <br />1st Street SW, and west of the F.E.C. railroad from CH, Heavy <br />Commercial District, to IG, General Industrial District. <br />The applicant proposes to develop the subject property for a <br />cement plant. <br />On November 13, 1986, the Planning and Zoning Commission voted <br />6 -to -0 to recommend approval of this --request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented.- The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental.quality. <br />Existinq Land Use Pattern <br />The subject property and the land south and west of it is <br />undeveloped. North of the subject property is a cement plant <br />zoned IG. East of the subject property across the F.E.C. <br />Railroad, is undeveloped land zoned CH. Further east, across <br />U.S. 1, is a savings and loan and vacant land zoned OCR, Office, <br />Commercial and Residential District, and Vista Royale zoned <br />RM -10, Multiple -Family Residential District (up to 10 <br />units/acre). <br />Future Land Use Pattern <br />,The Comprehensive Plan designates the subject property and all of <br />the land immediately adjacent to it as part of the U.S. 1 MXD, <br />Mixed -Use Districta-(up to 6 units/acre). <br />The proposed IG zoning is a natural continuation of the existing <br />• IG zoning to the north. Moreover, the subject property is - <br />surrounded on the other three sides by CH zoning which will <br />provide a land use buffer between the subject property and <br />surrounding less intense land uses. <br />Transportation Svstem <br />The subject property will have indirect access to Old Dixie <br />Highway (classified as a secondary collector on the County's <br />Thoroughfare Plan). The maximum development of the subject <br />property under IG zoning could generate up to 489 average annual <br />daily trips (AADT).
