JAR IS 1987 -7 <br />BOOK 66 <br />a choice of either agreeing to that or going to a straight <br />subdivision. <br />Commissioner Bowman understood that the Board has the right <br />to lay down certain other conditions if they don't like what they <br />see, and Attorney Vitunac confirmed that was so, within reason. <br />Tom Holman, 4515 Rosewood, agreed that the Rosewood area <br />never should have been designated LD -2 back when the Comp Plan <br />was developed, and believed until that is rectified, it is going <br />to be a continuing problem, not only here but in other parts of <br />the county. He also agreed that the maximum density that should <br />be considered is 2 upa. He stressed that Ralmar has been in <br />controversial zonings before and that the proposed project would <br />double the traffic on Rosewood. Mr. Holman emphasized how hard <br />it is now to get out onto 43rd Avenue. <br />George Beutell, 5480 Rosewood, a resident of 10 years, spoke <br />on his behalf and also that of his mother who has been a resident <br />on Rosewood for 30 years. He had no doubt that Ralmar is a <br />qualified developer but did.not like their ultimatum of accepting <br />one of the two developments presented this morning. He felt they <br />should make the adjustments that would satisfy the neighbors and <br />the concerns of the Board of County Commissioners. Mr. Beutell <br />noted that the jogging path and some of the other amenities will <br />only benefit the people living within the project. Mr. Beutell <br />concluded by urging the Board to go with 2 units per acre. <br />Robin Lloyd, attorney representing Dr. Ames, owner of the <br />property adjacent to the proposed project, stressed that all they <br />are asking for is uniformity. He recalled that the Ralmar <br />property was upzoned from Agricultural to RS -3, and he understood <br />that zoning tries to make an area compatible, uniform and a <br />better community based on what is already established. Attorney <br />felt that is what everyone is trying to do in this area, <br />except Ralmar. <br />Augusta Vinson, resident of Rosewood Road, felt the <br />residents were in the middle of a poker game because they have <br />42 <br />
