JAN 1 n 1987 <br />BOOK 66, F'A,E 8f- <br />Attorney Vitunac warned that if the PRD is denied, the <br />applicant may come in under the straight subdivision at 3 upa <br />regardless of the directives to staff to go ahead and downzone <br />it. They may become vested under the current law before the <br />change is made, and we may not be able to declare a moratorium. <br />Commissioner Bird still was not convinced that a standard <br />tract subdivision would be in the best interests of the neighbor- <br />hood, and asked how many units Ralmar would lose if the PRD was <br />developed at 2.5 upa. <br />Director Keating confirmed that they would lose 13 units. <br />Chairman Scurlock felt he was hearing that the residents <br />prefer a standard subdivision, and Commissioner Wheeler also felt <br />the neighborhood preferred a standard subdivision and not a <br />separate community within a community. He just wished there was <br />some way to approve this with RS -2 zoning. <br />Chairman Scurlock repeated that we have only 3 options <br />today: approve it as submitted, approve it with conditions, or <br />deny it. <br />MOTION WAS MADE by Commissioner Wheeler, SECONDED <br />by Commissioner Bowman, that the Board deny <br />conceptual approval of the PRD for Coventry Park. <br />Under discussion, Commissioner Wheeler reiterated that he <br />believes the people living there prefer a standard subdivision. <br />THE CHAIRMAN CALLED FOR THE QUESTION. The Motion was <br />voted on and failed by a vote of 1-4, Commissioners <br />Bowman, Bird, Eggert and Scurlock dissenting. <br />46 <br />
