FFS <br />east <br />side <br />of <br />7 <br />not commercial, <br />and <br />is <br />not correct. <br />Mr. Hatch noted that the Planning & <br />Zoning <br />away <br />Commission base their objection on the fact that only 1/3 of the <br />node has been utilized up to now, and the reason for this is that <br />the property next to his is owned by Mr. Ansin who has no plans <br />to do anything with it. He further noted that the residences <br />across the road from his property were rezoned to limited <br />commercial, and they are in a good position and can just wait for <br />a large offer. Mr. Hatch continued to emphasize that he was the <br />only one who was originally zoned commercial; that he is the only <br />one on the <br />east <br />side <br />of <br />27th <br />not commercial, <br />and <br />that <br />this <br />zoning <br />was taken <br />away <br />from <br />him. <br />He <br />stated that he <br />does <br />have <br />some <br />plans <br />for stores and went on to argue that the boundary line of the <br />node should go to Rebel Road (5th St. SW) as it does on the west <br />side of 27th Ave. <br />Commissioner Bowman noted that Mr. Hatches' proposal does <br />not go all the way to Rebel Road, and he confirmed that he left <br />it out but at a County Commission meeting in October of 1986, the <br />Board agreed that it should go to 5th St. SW. Mr. Hatch argued <br />that the way his property is zoned now represents spot zoning <br />rather than what he is requesting. <br />Commissioner Eggert informed Mr. Hatch that based on the <br />advertisement, it is impossible to include the property all the <br />way to Rebel Road today, and Attorney Vitunac agreed. <br />It was determined that no further wished to be heard, and <br />the Chairman declared the public hearing closed. <br />ON MOTION by Commissioner Bowman, SECONDED by Com- <br />missioner Wheeler, the Board unanimously approved <br />enlargement of the Oslo Road/ 27th Avenue Node by <br />redesignating 7.1 acres from LD -2 to Commercial, <br />(Said Comprehensive Plan amendment to be incorpo- <br />rated in Ordinance adopted when all changes are dealt <br />with), and adopted Ordinance 87-17 rezoning the said <br />property to CL as requested by Chauncey Hatch. <br />32 <br />
