In <br />addition, their project is not in the middle of 16th Street; it <br />is at the end. If the people want RS -2 on their properties, he <br />felt that is fine, but urged that the Board not impose it on the <br />applicant's property. <br />Tom Holman, resident of Rosewood Rd. for 35 years, believed <br />the neighborhood has been the victim of inadequate zoning. All <br />the developers who have moved in so far have gone along with the <br />type of development that has been there for years. In the whole <br />310 acres, there are 10 lots that do not meet RS -2, none of them <br />being on Rosewood Rd., and all ten of them would add up to less <br />than 5 acres out of the 310 acre neighborhood. What is proposed <br />now is completely out of character with the neighborhood, and the <br />people who have lived there for years need protection. Mr. <br />Holman believed there is no reason the project couldn't be devel- <br />oped at RS -2 except that RS -3 would make more money. <br />Miles Mank of Rosewood Rd. agreed with Mr. Holman, and as <br />to the professional studies done in regard to traffic impact, he <br />believed you can always find a study that will back up either <br />side. Mr. Mank did feel traffic is a problem. <br />Attorney Robin Lloyd came to speak on behalf of Dr. and Mrs. <br />Ames who own property immediately adjoining the subject property <br />on the east and also own property and live across the street. <br />Mr. Lloyd realized the applicant has stated they do meet minimum <br />requirements, but it is easy to look at a plat without looking at <br />the community, and that's what they are asking the Board to do. <br />For instance, there is a road that runs to the east into nothing <br />except into his client's property, and there is no road that <br />adjoins to it.
