Keatificl, AXC7 UBJECT: FINAL PLAT APPROVAL FOR <br />Planning & Developmen-f Director RIVERWALK II COMMERCIAL <br />SUBDIVISION <br />FROM: Stan Boling A & REFERENCES: riverwalk ii <br />Chief, Current Development STAN <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 3, 1987. <br />DESCRIPTION: <br />Riverwalk II is a four lot commercial subdivision of a ±5.32 acre <br />parcel located on the west side of U.S. l immediately south of the <br />Riverwalk II Shopping Center. On September 11, 1986 the Planning <br />and Zoning Commission approved a preliminary plat for Riverwalk <br />II. A land development permit, as well as utilities permits, have <br />been issued for the construction of all required subdivision <br />improvements. No construction has yet begun. The owner, <br />Riverwalk Associates, Inc., is now requesting final plat approval <br />and has submitted the following: <br />1." a final plat in conformance with the approved preliminary <br />plat; <br />2. a certified cost estimate for construction of all required <br />improvements; <br />3. an executed contract for the construction of required im- <br />provements; and <br />4. a letter of credit to guarantee the construction contract. <br />ANALYSIS: <br />The plat will establish four building sites (Tracts D, E, F, & G) <br />that will accommodate businesses that will be site -planned and <br />developed later. The lots will be served by a privately main- <br />tained marginal access road and by a common drainage system, and <br />water and wastewater utilities provided through the Riverwalk <br />franchises. Public Works and Utilities have approved the cer- <br />tified cost estimate for covering all required road, drainage, and <br />utilities improvements. The County Attorney's office has verified <br />that the submitted executed contract and letter of credit are <br />acceptable. <br />Therefore, all applicable County requirements regarding final plat <br />approval have been satisfied. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval for the Riverwalk Il Subdivision, accept the <br />submitted letter of credit, and authorize the chairman to sign the <br />submitted executed contract for construction of required improve- <br />ments. <br />6 <br />
