MAS 2 4 197 <br />BOOK 6 7 uGE 69 8 <br />Richard Shearer, Chief of Long -Range Planning, pointed out <br />the subject property on an aerial map of the area which is half <br />single-family homes and half duplexes. He noted that the Board <br />rezoned a lot immediately north of the subject property to RM -6 <br />in December, 1986. Mr. Shearer stressed that there have been <br />several requests for duplexes in the area in the last few years. <br />Staff feels that in the future, instead of RM -6, the Board may <br />want to consider having all of this zoned RT -6, which is 2 -family <br />duplex. All the lots between the subject property and Campbell <br />Avenue to the south are vacant lots, and staff feels that <br />Campbell Avenue definitely should be the boundary line for <br />duplexes. There is a lot of demand for duplexes in this area, <br />and part of the reason for this rezoning request is that many of <br />the lots in the area currently zoned multiple -family are too <br />small for duplexes as they are only 10,000 sq. ft. and we require <br />12,000 sq. ft. for duplexes in this zoning district and land use. <br />Chairman Scurlock did not feel it was the County's problem, <br />especially since there are other lots available that are large <br />enough for duplexes. <br />Mr. Shearer believed there are some vacant lots in the area <br />that might be available, but the question is whether or not they <br />are for sale. <br />Chairman Scurlock did not feel that was the issue; the issue <br />is whether multiple family is encroaching on single family. <br />Mr. Shearer noted that there were no duplexes between the <br />subject property and Campbell Avenue, and noted that the aerial <br />shows two single-family homes right at Campbell 6 Roseland Road. <br />Commissioner Bowman asked if those two houses would be <br />non -conforming if they ran that line down to Campbell Avenue, and <br />Mr. Shearer explained that both the RM -6 and RT -6 zoning <br />districts allow single family dwellings. <br />Considerable discussion took place on just how many single <br />family homes were in this area, and Commissioner Wheeler felt it <br />49 <br />
