He pointed out that they would have to go <br />through the site plan process with landscaping and buffering, and <br />they have designed the duplex to be very nice and not a deterrent <br />to the neighborhood. Mr. Sommers advised that they have signed <br />an agreement.with the County that they will maintain the road in <br />front of this duplex regardless of what the rest of the property <br />owners in Roseland Gardens decide to do. He is a member of the <br />Board of Directors of the recently reactivated homeowners <br />association, and they are addressing the problems in the <br />subdivision and looking at feasibility studies and alternatives <br />on road maintenance in this area. Mr. Sommers concluded by <br />stating that he did not feel this lot was going to be <br />incompatible with what is in there, and they don't feel that they <br />are out of line in requesting the rezoning. <br />Commissioner Eggert asked why staff didn't request the RT -6 <br />now, and Mr. Shearer explained that part of the reason is that <br />there is existing RM -6 to the north, and instead of having one <br />lot zoned RT -6, it seemed more sensible to do RM -6. However, he <br />felt we probably should convert all of this to RT -6 sometime in <br />the future. <br />Milton Stocker, 8406 Floraland Avenue, felt we are not <br />talking about density or anything else here. He believed we are <br />talking about realtors' profit, and while he appreciates that the <br />applicants want to realize as much out of their investment as <br />possible, he is in the same position. He has his life savings <br />tied up in property that he bought in good faith. He purchased <br />lots 9 and 10 on Block 7 because of the way Roseland Gardens was <br />zoned, and if he had wanted to live in a duplex area, he would <br />have bought in a duplex area. Mr. Stocker urged the Board to <br />stop this rezoning. <br />Wanda Wildin, 8445 Campbell Avenue, believed that although <br />Mr. Sommers plans to landscape the duplex, the rental units will <br />go downhill because they will never be maintained properly. <br />51 <br />
