Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 24, 1987. <br />DESCRIPTION & CONDITIONS <br />Michael O'Haire, an agent for John and Barbara Tripson, the <br />owners, is requesting to rezone 40 acres located one-quarter mile <br />west of 27th Avenue on the south side of 17th Street (Lockwood <br />Lane) from RS -3, Single -Family Residential District (up to 3 <br />units/acre), to A-1, Agricultural District (up to .2 units/acre). <br />On February 12, 1987; the Planning and Zoning Commission voted <br />7 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, <br />cation will be I <br />tion of the cur: <br />rounding areas, <br />utility systems, <br />mental quality. <br />an analysis of the reasonableness of the appli- <br />)resented. The 40 acre tract of land immediately <br />east of the subject property is also part of the dairy and is <br />currently zoned A-1. North of the subject property is <br />undeveloped land and pasture land zoned RS -3. West of the <br />subject property are citrus groves and undeveloped land zoned <br />RS -3. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all of <br />the land around it as LD -1, Low -Density Residential l(up to 3 <br />units/acre). While the current RS -3 zoning of this area is in <br />conformance with the Comprehensive Plan, all of the land within <br />one-quarter mile of the subject property is devoted to <br />agricultural use or is undeveloped.
