Shearer <br />Chief, Long -Range <br />Planning <br />FROM RS -6 SINGLE-FAMILY <br />RESIDENTIAL DISTRICT TO <br />RM -6, MULTIPLE -FAMILY <br />REFERENCEESIDENTIAL: DISTRICT <br />smith request <br />CURDEV (vih) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 14, 1987. <br />DESCRIPTION & CONDITIONS <br />Edward Smith and Mary Marsha Lucas, the owners, are requesting to <br />rezone approximately 20.37 acres located on the north side of <br />69th Street (North Winter Beach Road) and west of the Lateral <br />"G" Canal from RS -6, Single -Family Residential District (up to 6 <br />units/acre) to RM -6, Multiple -Family Residential District (up to <br />6 units/acre). <br />On February 26, 1987, the Planning and Zoning Commission voted <br />2 -to -2 to deny this rezoning request. The Commission based their <br />decision on the fact that they felt a rezoning to a <br />multiple -family zoning district was inappropriate due to the <br />single-family residential character of the area. The: Commission <br />also felt that this request was premature. The applicants have <br />appealed this decision. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness ofi the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property currently consists of citrus groves zoned <br />RS -6, Single -Family Residential District. South of the subject <br />property, across 69th Street, is a single-family residential <br />subdivision zoned RS -3, Single -Family Residential District. The <br />land located north and west of the subject property, zoned A-1, <br />Agricultural District, contains Kiwanis-Hobart Park. A mining <br />operation, zoned A-1, is located northeast of the subject pro- <br />perty. East of the subject property, across the Lateral "G" <br />Canal, is a small, single-family residential subdivision and <br />several additional single-family residences zoned RS -3. <br />Future Land Use Pattern <br />The subject property is currently designated as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre) on the County's Comprehensive <br />Plan.
