Soot 68 Fvcr 7 <br />level -of -service "A". Kings Highway currently carries 5,100 AADT <br />at level -of -service "A". This additional traffic would not lower <br />the level -of -service on State Road 60 or Kings Highway. <br />Moreover, Kings Highway is scheduled to be rebuilt as a four -lane <br />divided road with left turn lanes during 1987 which will improve <br />traffic conditions in this area. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />County water and wastewater facilities are available. <br />RECOMMENDATION <br />Based on the above analysis, staff recommends that the Board of <br />County Commissioners authorize the staff to transmit this <br />Comprehensive Plan amendment request to the State for review. <br />Commissioner Bowman asked what assurance we have that the <br />350' buffer will stay there, and Chief Planner Shearer noted that <br />it is zoned multiple family now, and in order to change that to <br />commercial, the Board would have to amend the Comprehensive Plan <br />and rezone the property. <br />Discussion ensued regarding the proposed road alignment, and <br />Planner Shearer pointed out that the commercial zoning is south <br />of Ryanwood's entrance on the west side. The alignment is about <br />750' north of SR60 which provides a good distance. On the west <br />side of King's Highway the commercial zoning only goes back 600' <br />whereas on the east side it goes back 114 mile. Originally, two <br />years ago, they proposed going back all the way to the residen- <br />tial area, but they withdrew that request and now are proposing <br />to go back 150' to align their entranceway with the road that <br />goes into Ryanwood. <br />Commissioner Eggert asked if a light would be put there, and <br />Planner Shearer stated that would be a possibility if traffic <br />warranted it, but it is not warranted now. In staff's analysis <br />and based on the fact the King's Highway is being improved,.both <br />King's Highway and SR60 would be able to maintain level of <br />Service "A". <br />70 <br />1 <br />
