APR 14.1987 <br />BOOK 6 8 f'AGE 74 <br />the south were both developed commercially, it would be a <br />condition of site plan approval that they would need to connect <br />through marginal access roads. <br />Commissioner Eggert felt you couldn't just have access to <br />SR60, and Director Keating agreed that the property is large <br />enough there definitely would have to be more than one access <br />point, and there would have to be marginal access roads running <br />parallel to both SR60 and Kings Highway. <br />Commissioner Bird was aware that the residents' main concern <br />is'having Commercial butting up to their subdivision. He did ,not <br />blame them for worrying about a domino effect if this property is <br />rezoned commercial, but emphasized that he certainly today would <br />not favor putting commercial immediately abutting Rivera Estates. <br />He did feel there needs to be a buffer or transition zone there, <br />and whether or not 359' is a sufficient buffer may be a matter of <br />opinion, but there still is a buffer there. <br />Mrs. Bonnah contended that now there is enough property for <br />a nice multiple family development as a buffer, but Commissioner <br />Eggert noted that if the subject piece were subtracted, there <br />still would.be 10 acres left. <br />Mrs. Bonnah agreed, but pointed out that the 10 acres would <br />be a stretched -out piece. <br />Planner Shearer noted that what could be done with a <br />property of that configuration is something like the Sixty Oaks <br />development. <br />Mrs. Bonnah doubted anyone would build something like Sixty <br />Oaks next to commercial. She also wished to know, if a traffic <br />light is needed, whether the DOT has to okay it and also if the <br />entranceway would be far enough away from SR60 that they <br />wouldn't have a problem okaying it. <br />Planner Shearer assured her that the entranceway will be far <br />enough away from SR60, and that a light there would not require <br />an okay by the DOT. <br />74 <br />
