McCoyt�W REFERENCES: Grand harbor <br />Staff Planner JOHN2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 14, 1987. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Beindorf and Associates, Inc. has submitted a conceptual site plan <br />application on behalf of Grand Harbor, Inc. to construct an 18 <br />hole golf course. Because the proposed golf course is located in <br />the RM-6/RS-6 zoning districts, the golf course is considered a <br />special exception use and must go through the special exception <br />approval process. This process requires public hearings by the <br />Planning & Zoning Commission and the Board of County <br />Commissioners. <br />The total River Club area, which is to consist of the proposed <br />golf course and a single-family subdivision, is within the total <br />Grand Harbor D.R.I. project area. However, the proposed golf <br />course and subdivision are not within the Grand Harbor PRD and <br />must, therefore, be approved separately: <br />the golf course requires special exception and site plan <br />approval; <br />the single family subdivision requires plat approval. <br />At their March 26, 1987 regular meeting, the Planning and Zoning <br />Commission recommended conceptual special exception approval for <br />the River Club golf course. Grand Harbor, Inc. is now requesting <br />that the Board of County Commissioners grant conceptual special <br />exception approval for the golf course. <br />The subject golf course property is 144.23 acres in size and is <br />located just south of the north relief canal and between 800' and <br />1600' west of the Indian River. The golf course is to surround <br />the proposed single family subdivision. The conceptual plan <br />proposes a temporary clubhouse, permanent clubhouse, (to be <br />constructed in a later phase), and a maintenance building. A site <br />plan for the golf course and these facilities has been submitted <br />and is currently under staff review. <br />/ 94 <br />
