r MAY 5 <br />,987 <br />BOOK 68 F'/AGE 254 <br />Director Keating noted that the node is configured with a <br />lot of acreage in certain quadrants so that industrial activities <br />which need a large campus can be accommodated. Director Keating <br />confirmed that while staff had some concerns about the platted <br />but almost undeveloped subdivision (Vero Lake Estates), they now <br />concur with the recommendation of the Planning & Zoning Commis- <br />sion to add 15 acres on the south of SR512 by deleting 15 acres <br />from the northern part of the node and then initiating a Compre- <br />hensive Plan amendment to add that 15 acres back to the node. <br />Commissioner Wheeler asked if there is a buffer for Vero <br />Lake Estates which is single family residential, and Director <br />Keating stated that is something that should be considered in the <br />near future and staff will come back relative to that. He noted <br />that the advantage of the area to be added to the node is that <br />the ownership pattern is that people own several lots together <br />and they can be developed as unified tracts. He continued that <br />staff would be looking at a commercial zone south of CR 512 and <br />east of 1-95; whereas the industrial would be mainly to the <br />northeast. He also noted that the non-residential zoning <br />districts require a pretty substantial buffer and screening when <br />they abut residential. <br />Commissioner Wheeler wished to know the advantage of moving <br />15 acres from north to south and then applying to put it back. <br />Director Keating advised this was his suggestion. He did <br />not feel the impetus for development to the north was that sub- <br />stantial at this time, and the only advantage of the move is <br />time, i.e., if someone wants to do something in the next 6 to 8 <br />months. <br />Discussion continued re timing, and while Commissioner <br />Wheeler believed the northern area has great potential for <br />development, he agreed we should make the node large enough.to <br />anticipate future needs and discourage residential' encroachment <br />as we did at the Oslo node. <br />The Chairman asked if anyone present wished to be heard. <br />44 <br />
