counting on the Commission to control this with zoning since it <br />isn't controllable by the Land Use Plan. <br />Attorney Henderson felt it only makes sense to permit higher <br />density as you near Route 60 and that it should be gradually <br />-decreased as you move away from it. in addition, the subject <br />property is right across the street from an Agricultural land use <br />designation, which is one unit to five acres, and RR -2 which <br />allows one unit per two acres is right across the street on 82nd <br />Avenue. The people he represents would like to see a density of <br />no more than one unit an acre. They feel there has been enough <br />single family development here to establish the character of the <br />neighborhood, and Attorney Henderson believed the Board set a <br />policy when they responded before to the concern of the residents <br />in the 16th Street area re the established neighborhood <br />character. <br />Art Maier, 8716 8th Street, resident of this area for 20 <br />years, stated that he lives on 10 acres and feels zoning should <br />be used to protect the existing homes. He asked the Board to <br />consider a density of one unit per acre as did Troy Bullard, J. <br />C. Griffin, David Foster, and Beverly Stokes, alt residents of <br />the area living on parcels of one acre or more. <br />Robert Cox of Heritage Village spoke opposing the proposed <br />change as he did not feel it is compatible with other properties <br />in the area, and Richard Krebs, Rita Maier, and Tod Bullard, all <br />stated their preference for RS -1. <br />Engineer Steve Moler presented a zoning map of the area <br />showing the project site, the location of the county wastewater <br />treatment plant, the existing mobile home parks, and stressed <br />that this site is in proximity to about 500 acres of mobile home <br />district. Within those zones not only is it zoned for mobile <br />homes, but mobile home projects have been constructed. Directly <br />north of the subject site is Heritage Village. <br />Commissioner Eggert inquired about the density in; Heritage <br />Village, and Mr. Moler believed it is about 6.
