<br />It is requested that the data herein presented be given formal
<br />consideration by the Board of County Commissioners at their
<br />regular meeting of July 28, 1987.
<br />DESCRIPTION AND CONDITIONS:
<br />The County "has" been -.petitioned' by Harbour Management and
<br />Marketing, Inc., owners of the subject property, for the
<br />release of the rear lot 10 foot utility drainage easement of
<br />lots 12 and 13, Block D, Unit H-4, Vero Lake Estates Subdi-
<br />vision, along with the rear lot 10 foot easement located on the
<br />westerly 25 feet of lot 1, Block D, Unit H -4, -.Vero Lake Estates
<br />Subdivision. Additionally, the applicant is requesting the
<br />release of the rear lot .10 foot easements located on the
<br />northerly 63 feet of lots 2 and 11, Block D, Unit H-4, Vero
<br />Lake Estates Subdivision, as recorded in plat book 6, page 31,
<br />of the public records of Indian River County Florida.
<br />It is the applicants' intention to combine the lots to create
<br />one large building parcel. The current -zoning classification
<br />is RS -3, Single -Family Residential District. The land use
<br />designation is LD -1, Low Density Residential, up to three (3)
<br />unit per acre.
<br />ALTERNATIVES AND ANALYSIS:
<br />The request has been reviewed by Southern Bell, Florida Power
<br />and Light, Jones Intercable, and Indian River County Utility
<br />and Right -of -Way Departments. Based upon their review, there
<br />were no objections to the release of the easements. The zoning
<br />staff analysis, which included a site visit, showed that
<br />drainage would be adequately handled on-site.
<br />RECOMMENDATION:
<br />Staff recommends to the Board, through adoption of a resolution,
<br />the release of the rear lot 10 foot drainage and utility
<br />easements of lots 12 and 13, Block D, Unit H-4, Vero Lake
<br />Estates, along with the rear lot 10 foot easement located on
<br />the westerly 25 feet of lot 1, Block D, Unit H-4, Vero Lake
<br />Estates, and the 10 foot rear lot easements located on the
<br />northerly 63 feet of lots 2 and 11, Block D, Unit H-4, Vero
<br />Lake Estates Subdivision, as recorded in plat book 6, page 31,
<br />of the public records of Indian River County, Florida.
