Nearing, 4op CCCC �- p <br />Staff Planner, Long-RangBhEE ENCE S. <br />It s requested that the data herein presented be given formal <br />con ideration by the Board of County Commissioners at their <br />reg lar meeting of September 1,1987. <br />DESCRIPTION & CONDITIONS <br />Mr. Steve Henderson, Attorney, acting on behalf of the Wilder <br />Corporation, has submitted a request to amend the text of the CN, <br />Neighborhood Commercial District section of the Zoning Ordinance. <br />The ;applicant is requesting a reduction in the minimum distance <br />separation between a neighborhood node and other areas where <br />commercial activities are permitted, such as other neighborhood <br />commercial nodes, nodes, MXD districts, etc. Currently, the <br />ordinance will permit a reduction of up to .10 of a mile (528 <br />feet) to the one mile minimum separation distance, if the <br />following criteria are met: <br />(i) The proposed node is located within an area having a <br />land use designation of LD -2 or a higher density. <br />(ii) The level of service on all streets providing direct <br />and indirect service to the proposed node will not be <br />downgraded. <br />(iii) The creation of the node shall not increase the <br />potential for strip commercial development. <br />(iv) The residential character of the surrounding area shall <br />not be negatively impacted. <br />The Planning and Development Director is currently enabled to <br />grant this reduction. The applicant, however, wishes to allow a <br />reduction of up to .25 miles (1320 feet), in the one mile minimum <br />separation distance, to place the ability to reduce the minimum <br />separation with the Board of County Commissioners and to exclude <br />other neighborhood nodes at the same intersection from being <br />considered in the minimum separation distance. <br />The applicant's clients intend to place a neighborhood node at <br />the northeast corner of the intersection of 74th Avenue and S.R. <br />60. Currently, two neighborhood nodes exist at this intersection <br />at the northwest and southwest corners.
