The <br />appli ants are making this request so that they can align their <br />entra ceway on the westside of Kings Highway with the existing <br />entra ceway to Ryanwood on the eastside of Kings Highway. <br />Because the County's Comprehensive Plan is structured to <br />concentrate commercial, development in nodes, and because of the <br />subject property's location adjacent to the existing Kings <br />Highway and State Road 60 node, this application is considered a <br />request to enlarge the existing node from 160 to 165 acres. <br />On March 6, 1985, the Board of County�'Commissioners enlarged the <br />King' Highway and State Road 60 node from 140 to 160 acres. <br />On April 10, 1985, the Board of County Commissioners adopted an <br />ordinance establishing boundaries for the 160 acre Kings Highway <br />and State Road 60 node. <br />On March 12, 1987, the Planning and Zoning Commission voted <br />3 -to -2 to�recommend approval of these requests. <br />On Apllril 14, 1987, the Board of County Commissioners voted 5-0 to <br />transmit this request to the State Department of Community <br />Affairs (DCA) for their review and comment. The DCA's response <br />note this request as being in <br />regional plans. <br />& ANALYSIS <br />conformance with all state and <br />In tris section, an analysis of the reasonableness of the appli- <br />cati n will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />roun ing areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The 'subject property is undeveloped. North of the subject <br />property is a 10 acre parcel of land which is undeveloped and <br />zoned RM -6. Further north, approximately 350 feet north of the <br />subj ct property, -is Rivera Estates, a single-family subdivision <br />zone RS -6, Single -Family Residential District (up to 6 <br />unit /acre). East of the subject property, across Kings Highway, <br />isyanwood Shopping Center zoned CG. South of the subject <br />proprty is undeveloped land and a bank zoned CG. Further south, <br />acro s State Road 60, is undeveloped land, a fruit stand, a <br />sing e -family residence and a water tower zoned CG. West of the <br />subject property is undeveloped land zoned RM -6, Multiple -Family <br />Residential District (up to 6 units/acre). <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land north and west of it as LD -2, Low -Density Residential 2 (up <br />to 6 units/acre).
