Environment <br />The'subject property is not designated' as <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />environmentally <br />water and wastewater facilities are available. <br />NDATION <br />Based on the above analysis, staff recommends that the Board of <br />County Commissioners grant the applicant's'request to enlarge the <br />Kings Highway/S.R. 60 node from 160 acres to 165 acres and to <br />grant the rezoning from RM -6 to CG. <br />,The Chairman asked if anyone present wished to be heard. <br />the �Attorney Michael O'Haire came before the Board representing <br />pplicant. He noted that this, of course, has been before <br />the Board previously, at which time it was determined to transmit <br />it t the Dept. of Community Affairs.for review. The property is <br />located near the intersection of SR -60 and Kings Highway just <br />westlof Ryanwood Shopping Center, and the real purpose of the <br />request is to move the commercial zoning 150' northerly so the <br />alignment will coincide with that of Ryanwood and move it further <br />away from the intersection. He was aware that the people in the <br />near y single family subdivision are concerned, but pointed out <br />there does remain between that subdivision and the proposed <br />rezoning a 350' parcel zoned multiple family, which he believed <br />is ark adequate buffer. He further noted that all this will have <br />to go through site plan approval, and felt any concerns they <br />might have will be addressed during that process. Mr. O'Haire <br />stated that the overriding factor is traffic and access, and <br />asked that the Board grant the small addition they are asking <br />for.:i <br />Doris Almond, 5875 23rd St., informed the Board that her <br />backyard runs into the 350 foot buffer discussed by Attorney <br />O'Haire, but that 10 acre buffer actually is a very narrow <br />elongated piece of property, and the residents' concern is that <br />at a later date someone will come back and say they want this for <br />SEP 8 1987 <br />25 BOOK _ 69, PaeE 2$6 <br />4 I <br />
