Nearing REFERENCES: <br />Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 17, 1987. <br />DESCRIPTION & CONDITIONS <br />David V. Robison, agent for C. Reed Knight, Sr., and C. Reed <br />Knight, Jr., has requested a rezoning for 34.6 acres of property. <br />The request is to rezone two contiguous parcels of property from <br />CG, General Commercial District to IL, Light Industrial District. <br />The subject properties are located on the northwest corner of <br />74th Avenue and Oslo Road. <br />The owners wish to develop the land for industrial use. <br />On October 8, 1987, the Planning and Zoning Commission voted 5-0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject site is currently used for groves and zoned CG. The <br />land west is also used for groves and zoned CG. The land north <br />is used for groves and vacant land zoned A-1, Agricultural <br />District (up to 1 unit/5 acres). The land east is used for <br />groves and zoned A-1. The land south is the site of the Ocean <br />Spray processing plant and Hercules pectin plant zoned IL. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all <br />property south and west as being within the current boundaries of <br />the 450 acre Oslo Road/74th Avenue Commercial/ Industrial node. <br />All lands north and east have a land use designation of AG, <br />Agricultural (allowing up to 1 unit/5-acres). <br />NOV 17-1987 9 <br />BOOK / O PAF,®4 <br />
