Wiegers�� REFERENCES: Catalina oaks <br />Staff Planner BWIEG2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 24, 1987. <br />DESCRIPTION AND CONDITIONS: <br />Section 25(A).4. of the zoning code establishes regulations and <br />provisions governing the planned residential development (PRD) <br />review and approval procedures. Under the regulations, PRD <br />proposals must be granted the following approvals: <br />1. PRD special exception approval, <br />2. Preliminary PRD Plan (site plan- and preliminary plat) <br />approval, <br />3. Land development permit, and <br />4. Final PRD plan (final plat) approval. <br />The PRD ordinance encourages the concurrent review and consider- <br />ation of the first two steps. The applicant, Catalina Homes, <br />Inc., owner, Robert White, President, is seeking approval for the <br />first two steps and has submitted plans for special exception <br />approval as well as a preliminary PRD plan. <br />At their regular meeting of October 22, 1987, the Planning and <br />Zoning Commission. voted to recommend that the Board of County <br />Commissioners grant PRD special exception approval to the Catalina <br />Oaks project. The Commission. also voted to approve the submitted <br />preliminary PRD plan, subject to the Board granting PRD special <br />exception approval to the project. Therefore, if the Board grants <br />PRD special exception approval, the Catalina Oaks preliminary.PRD <br />plan will be automatically approved. <br />Catalina Homes, Inc. is now requesting that the Board grant PRD <br />special exception approval to the Catalina Oaks project. <br />ALTERNATIVES AND ANALYSIS: <br />The Catalina Oaks project is located on the north side of 10th <br />Street, east of 6th Avenue. The PRD is to consist of 56 attached <br />single family units. Individual lots and units ("coupled" units <br />sharing a common wall with the adjacent unit) will be privately <br />owned and maintained. The proposed streets, 5th Court and 10th <br />Place,are to be owned and maintained by a private property owners' <br />association. <br />The following is an analysis of the Catalina Oaks project, based <br />on the submitted conceptual and preliminary PRD plan. <br />i9�7 2 9 BOOK 70 PAGE 171 <br />
