Mr. Schaub advised that the beach club does not have a <br />separate membership; the fees they mention are for the entire <br />club package. He clarified that once someone buys a unit, they <br />have to make application for membership and, depending on the <br />classification of membership they choose, can pay anywhere from <br />$8,000 up to $30,000. They are all equity memberships, and <br />right now about 70% are buying memberships. <br />Commissioner Bird asked if Mr. Schaub had any objection to <br />the additional condition he had proposed that would give us the <br />comfort that this club would be run for now and ever more as a <br />private club amenity to the residents of the Schaub communities <br />and not run as a commercial enterprise, and Mr. Schaub stated <br />that he had no objection as long as this can be handled simply <br />through staff. <br />Commissioner Wheeler wished to know if the hotel guests have <br />rights to all the clubs, and Mr. Schaub advised that the hotel is <br />part of the 2,200 units; it is going to be a 200 suite hotel, not <br />a conference hotel. Those people will be allowed to use the golf <br />club, etc., but if their reason for coming to Vero Beach is for <br />use of the ocean, they obviously are coming to the wrong place <br />since Grand Harbor is eight miles from the ocean. He further <br />pointed out that John's Island has 2,800 residences right now,. <br />and when you walk on the beach, you will only see 15-20 people on <br />any given day. <br />Commissioner Wheeler -asked how the clubs in the Grand Harbor <br />project are incorporated in the property, and Director Keating <br />explained that they are considered accessory uses and that is the <br />way staff has always done it, particularly within a PRD. <br />Commissioner Wheeler felt we are being consistent.
