for the development. There are 30 players' quarters in <br />conjunction with the polo fields. In addition, there is a beach <br />club proposed, which is a special exception use and is coming in <br />as part of the PRD process. Another reason for coming in with a <br />PRD is so that they can have a conceptual plan that covers a <br />large area without having to come in with detailed engineering <br />drawings at this point. A major point of concern is the run-off <br />from the project with regard to animal wastes. There are many <br />considerations in this PRD besides Jungle Trail. <br />Chairman Scurlock felt that the bottom line is that a <br />majority of the community believes, for whatever reasons, that <br />the Trail has historical value. <br />Mr. Boling advised that the developer is requesting that a <br />portion of Jungle Trail be designated as a pedestrian pathway and <br />closed to vehicular traffic. Staff's position is that the County <br />not abandon its interest in the Trail and that the developer <br />dedicate the 40 -ft. right-of-way for the Trail to legally <br />establish the County's interest, and then maybe the Board would <br />like to consider that as a specific proposal at a tater date. <br />Staff feels that it would be worthwhile to consider the proposal <br />for a pedestrian trail. <br />Chairman Scurlock felt the setback for it should be more <br />than 30 -ft., and Mr. Boling advised that we could add a condition <br />under the PRD to make it more than 30 feet. <br />Attorney Vitunac noted that if we are making a deed to the <br />roadway we would get more than what is actually there now, and <br />Mr. Boling concurred that you would get more than the road bed; <br />you would get 40 feet and the road bed could not be more than 18 <br />feet in this section. <br />Chairman Scurlock understood that since the developer wants <br />to preserve the area and work with us, we should go ahead and <br />write in there what is reasonable.
