Last month, Dr. Berman and Michael Galanis met with me for the <br />purpose of discussing alternative space and indicated that -some <br />space was available in a building owned by the Hospital District <br />which they felt was extremely suitable. I indicated to them that <br />they should discuss a potential lease with appropriate District <br />officials and report back to us. <br />That report by Dr. Berman and dated April 6, 1988 is attached. In <br />it, Dr. Berman points out that approximately 5,000 sq. ft. of space <br />is available to us for $41,422.44 per year for three years <br />($7.50/sq. ft.). Elements of the IRCPHU would be able to occupy <br />the premises as soon as it is ready and there would be no charge <br />for occupancy until October 1, 1988. <br />The lease attached was prepared by the District's legal counsel. <br />ANALYSIS <br />The amount of space to be occupied is appropriate and the location <br />is considered excellent. All interior modifications required by <br />the IRCPHU would be undertaken at no cost to the County. <br />Additionally, those elements of the Health Department which would <br />occupy the new space would result in <br />.. greater space for clinic/public health service delivery <br />activities at the 14th Avenue property <br />.. current space occupied by the Environmental Health Unit <br />in the County Administration Building being available for <br />other uses <br />RECOMMENDATION <br />I strongly urge the Board of County Commissioners to approve the <br />lease of this space and to authorize the Chairman to execute the <br />lease document. <br />MOTION WAS MADE by Commissioner Eggert, SECONDED by <br />Commissioner Wheeler, that the Board give conceptual <br />approval of staff's recommendation as set out in the <br />above memo. <br />Under discussion, Commissioner Eggert advised that a <br />question came up about the telephone system, and County Health <br />Director Dr. Bernard Berman advised that they had planned on <br />providing the telephone system through their existing surplus <br />funds. <br />Commissioner Bird asked what we have done to assure <br />ourselves that $7.50 sq. ft. is a competitive price, and <br />Administrator Balczun commented that he was surprised at that <br />price for that location.
