Nearing REFERENCES: <br />Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 28, 1988. <br />DESCRIPTION & CONDITIONS <br />Mr. Ronald Kutschinski, acting as agent for Mr. Frank Barrata, <br />Trustee, has requested to rezone approximately 2.5 acres of land <br />from RM -10, Multi -Family Residential District (up to 10 <br />units/acre) to PRO, Professional Office District (up to 6 <br />units/acre). The subject property is situated on the southwest <br />corner of 17th Street and 6th Avenue. <br />The applicant intends to construct professional offices on the <br />site. <br />On May 26; 1988, the Planning and Zoning Commission voted <br />unanimously to recommend approval of this request. <br />Past Actions <br />This site has been the subject of several past land use amendment <br />requests. The history of this site has also been a primary <br />factor leading to the creation of a new zoning district, <br />specifically the PRO district, and additional amendments to this <br />district to increase flexibility in establishing PRO zoned areas. <br />In February 1987, the Board of County Commissioners denied a <br />request to amend the Comprehensive Plan concerning the subject <br />parcel. The request was to change the land use from MD -2, <br />Mediuirt-Density Residential 42 (allowing up to 10 units/acre) to <br />Commercial, with a concurrent rezoning from RM -10 to CL, Limited <br />Commercial. The request was denied based on the anticipated <br />impact of commercial traffic on the surrounding roadways, and <br />drainage, as well as its potential to increase strip commercial <br />encroachment along the 17th Street corridor from U.S. 1 to the <br />Indian River Boulevard. <br />In January 1987, the PRO district was adopted, and the Board <br />directed staff -to initiate a rezoning to PRO which was to include <br />this -property. In June 1987, the Board reviewed the county <br />initiated request. Though they felt that the subject parcel <br />warranted PRO zoning, the Board denied. the request due to the <br />proposed configuration of the district. The district encompassed <br />the subject property and a single row of Rockridge Subdivision <br />lots on both sides of 17th Street.
