In this case, it was possible to follow property lines for the <br />two proposed areas south of S.R. 60 and west of I-95. However, <br />in the case of the area north of-S.R. 60 and east of I-95, it was <br />necessary to establish an average depth and utilize an extension <br />of the 21st Street right-of-way projected east of its dead end at <br />85th Court. The average depth is 650 ft. north of --the S.R. 60 <br />right-of-way. <br />The three areas under consideration for inclusion within the -{ <br />proposed node boundaries were previously reviewed while `the <br />latest node enlargement was under consideration. In conjunction <br />with the node expansion, an -in-depth analysis was performed for <br />each parcel The analysis previously presented is reintroduced <br />as support for this request. <br />Current Land Use Patterns <br />The first parcel, located north of S.R. 60 and east of 85th <br />Court, contains 12 nonconforming mobile homes and vacant property <br />zoned RM -6, Multi -Family Residential District (up to 6 <br />units/acre). The property to the east contains a mobile home <br />park zoned RMH-8, Residential Mobile Home District (up to 8 <br />units/acre). The property north is vacant and zoned RM -6. The <br />property west of the subject parcel contains several <br />single-family homes and vacant lots zoned CL, Limited Commercial. <br />South of the subject parcel across S.R. 60 is vacant land zoned <br />CG, General Commercial. <br />The use of -the second parcel is currently vacant land and groves <br />zoned RM -6 and A-1. To the east of the subject property is I-95. <br />To the west of this property are groves zoned IL, Light <br />.Industrial District. North of the subject property are groves <br />and a single-family residence zoned CG, General Commercial. <br />South of the subject parcel are groves zoned A-1, Agricultural <br />District (up to 1 unit/5 acres). <br />The third parcel currently contains an air strip and groves, and <br />is zoned A-1. To the west across 98th Avenue are several <br />industrial uses such -as Ramp Master zoned IL. To the south of <br />the subject property are groves zoned A-1, with groves also lying <br />east zoned IL, and north zoned CG. <br />Future Land Use Pattern <br />The Comprehensive Plan. designates the first subject property as <br />MD -1, Medium Density Residential (allowing up to 8 units/acre). <br />The lands lying north and east are also designated as MD -1. The <br />lands west and south across S.R. 60 lie within the current <br />boundary of the I-95/S.R. 60 Commercial/Industrial Node. <br />The Comprehensive Plan designates the second and third properties <br />and the land south of them as MD -1. The lands north, east, and <br />west lie within the Commercial/Industrial Node. <br />Transportation System <br />The first subject property has access to the south onto S.R. 601 <br />classified as an arterial road on the county's Thoroughfare Plan, <br />and also to 85th Court to the west classified as a local road. <br />The second parcel has access to the south to undeveloped 16th <br />Street, classified as a local road. <br />The third parcel has access to the west to 98th Avenue classified <br />as a primary collector road, and to undeveloped 16th Street to <br />the south. <br />12 <br />AUG 161988 BOOK 73 F-AuE 442 <br />
