Balczun DATE:July 29, 1988 FILE: <br />County Administrator <br />DIVISION HEAD -CONCURRENCE: <br />q� SUBJECT: FINAL PLAT APPROVAL FOR <br />Ro ert 'M."Keating AICP PETERSON COUNTRY ESTATES <br />Community Develop ent Dqrector UNIT 1 SUBDIVISION <br />THROUGH: Stan Boling <br />Chief, Current Development <br />FROM: Robert E. wie ers REFERENCES: <br />g peterson estates <br />Staff Planner BWIEG <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 16, 1988. <br />DESCRIPTION AND CONDITIONS: <br />Peterson Country Estates Unit 1 Subdivision is a 3 lot subdivision <br />of a ±1.0 acre parcel located to.•the east of 8th Avenue and south <br />of 2nd Street. Unit 1 constitutes the first phase of a two-phase <br />±2.1 acre project comprised of a total of 7 lots. At its regular <br />meeting of September 10, 1987, the Planning and Zoning Commission <br />granted preliminary plat approval to the subdivision.-- The owner, <br />Mr. Kevin Hawkins, is now requesting final plat approval for this <br />phase of the subdivision and has submitted: <br />1. a final plat in conformance with the approved <br />preliminary plat; _ <br />2. a =warranty maintenance L agreement covering publically <br />dedicated improvements (sidewalks, drainage easements, <br />etc); and <br />3. a cash deposit and escrow agreement guaranteeing the <br />warranty maintenance agreement. <br />ANALYSIS: <br />All required improvements have been constructed, and have been <br />inspected and approved by the Public Works and Utilities <br />Departments. The County Attorney's office has inspected and <br />approved the isubmitted warranty maintenance agreement and cash <br />escrow agreement. All requirements for final plat approval have <br />been satisfied. <br />'RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Peterson Country Estates Unit 1 Subdivision <br />and accept the submitted warranty maintenance agreement and cash <br />escrow agreement. <br />AUG 16 19 23 BOOK 73 453 <br />
