NearingONEILL REZONING <br />Staff Planner W e JEFF2 <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at their <br />regular meeting of September 13, 1988. <br />DESCRIPTION AND LOCATION: <br />Eugene O'Neill, Esq., acting as agent on behalf of six property <br />owners, has submitted a request to rezone 3.4 acres of land from <br />RS -6, Single Family Residential District (up to 6 units/acre) to <br />PRO, Professional Office District (up to 6 units/acre). The <br />acreage is comprised of 7 parcels of land ranging in size from <br />10,360 sq. ft. to 46,534 sq. ft. The parcels are platted lots in <br />several subdivisions, and are situated on or within 300 feet of <br />the north side of S.R.; -60, and adjacent to the Ryanwood Shopping <br />Center. <br />The applicants intend to utilize their property for residential <br />and professional office uses. <br />ALTERNATIVES AND ANALYSIS: <br />In this sectlon, an analysis of the reasonableness of the applica- <br />tion will be presented. The analysis will include a description <br />of the current and future land uses of the site and surrounding <br />areas, potential impacts on the transportation and utility sys- <br />tems, and any significant adverse impacts on environmental quali- <br />ty. <br />Current Land Use Pattern <br />Currently, the seven lots are zoned RS -6, as are the surrounding <br />lots situated immediately north and east. Five of the seven <br />parcels currently contain single family residences. The <br />surrounding single family lots are mostly developed. To the west <br />of the subject property is the Ryanwood Shopping Center, zoned CG, <br />General Commercial, and to . the south is S.R. 60 with vacant land <br />south of that zoned CL, Limited Commercial. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject parcels and all land <br />north and east as LD -2, Low Density Residential 2 (allowing up to <br />6 units/acre). All commercially zoned land lying west, and south <br />across S.R. 60 is within the current boundaries of the S.R. <br />60/Kings Highway Commercial Node. ' <br />Transportation <br />Five of the seven parcels involved in this request have frontage <br />on S.R. 60, one has frontage on 55th Avenue, the last on 54th <br />Avenue: The County Thoroughfare Plan designates S.R. 60 as a <br />major arterial, and 55th and 54th Avenues as local roads. <br />SEP 13 1988 2' Boo. 7 <br />L_ <br />
