Wiegers 0,77e <br />Staff Planner, Current Development <br />DATE: October 10, 1988 <br />SUBJECT: MARVIN PENALBA'S REQUEST FOR SITE PLAN EXTENSION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 18, 1988. <br />DESCRIPTION AND CONDITIONS: <br />On October 8, 1987, the Planning and Zoning Commission approved a <br />major site plan application submitted by Marvin Penalba. Approval <br />was given to construct a 15,600 sq. ft. furniture, carpet and <br />major appliance building with associated site improvements at <br />705-735 15th Place. <br />Due to logistical constraints, Mr. Penalba has been unable to <br />commence construction prior to the expiration of the approved site <br />plan. However, if no construction had begun by October 8, 1988, <br />the site plan approval would have lapsed unless otherwise extended <br />by the Board of County Commissioners. This petition was received <br />by the Community Development department prior to the expiration of <br />the approved plan, as required by site plan ordinance. <br />No regulations have changed since the time of site plan approval <br />that would affect the approved plans. <br />Pursuant to the provisions of Section 23.2(G)(2), Appendix A of <br />the Zoning Code, Mr. Penalba is requesting a full 1 year extension <br />of the approved site plan. It has been the policy of the Board to <br />grant extensions to projects which conform to current codes. <br />RECOMMENDATION: <br />Staff recommends approval of Mr. Penalba's request for a one year <br />extension of the approved site plan; the new expiration date to be <br />October 8, 1989. <br />ON MOTION by Commissioner Eggert, SECONDED by Commis- <br />sioner Bird, the Board unanimously approved a one <br />year extension of site plan as requested by Marvin <br />Penalba. <br />• •* <br />8 <br />OCT 1 8 1988 <br />Ram 74 F?
