Wiegers <br />Staff Planner, Current Development <br />DATE: December 21, 1988 <br />SUBJECT: FINAL PLAT APPROVAL FOR SOUTH DIXIE COMMERCIAL PARK <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 3, 1989. <br />DESCRIPTION AND CONDITIONS: <br />South Dixie Commercial Park is a proposed 11 lot subdivision of a <br />±11.45 acre parcel of land. The subdivision is located at 2nd <br />Street S.W., between the FEC Railroad right-of-way and Old Dixie <br />Highway. The east 6.7 acres of the property (Lot 11) is zoned IG, <br />General Industrial, and the r®,mainder is zoned CH, Heavy <br />Commercial. The land use designation for the entire site is MXD, <br />Mixed Use District. <br />At its regular meeting of June 11, 1987, the Planning and Zoning <br />Commission granted preliminary plat approval and the owner, Ed <br />Schlitt, acting on behalf of himself and Florida Mining and <br />Materials Company, is now requesting final plat approval and has <br />submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a warranty maintenance agreement covering publically <br />dedicated improvements (roads, drainage easements, utilities, <br />etc.); and <br />3. a letter of credit guaranteeing the warranty maintenance <br />agreement. <br />ANALYSIS: <br />1. Utilities: The subdivision will receive water service from <br />Indian River County, and the Environmental Health Director <br />has approved the use of individual septic systems. <br />2. Land Development: The county Public Works and Utilities <br />Departments have verified that all required improvements have <br />been constructed in accordance with the approved County Land <br />Development Permit. <br />28 <br />
