The following are a few issues, some <br />practical and some subjective, which support this point: <br />1. Visual.Interference. The unsightly Laundry <br />Facility creates a truly undesireable visual <br />barrier -between the proposed Library and 21st <br />Street, which•is a main thoroughfare for the city. <br />Typically, you would want such high visability <br />street frontage to project a dignified, welcoming - <br />atmosphere which will invite the -public to use thg <br />Library. <br />2. Incompatible Uses. The utilitarian purpose which <br />the Laundry Facility serves will create pedestrian, <br />auto and delivery traffic which could prove to be <br />undesireable in a Library setting. <br />3. Site Expansion. Although we have yet to develop a <br />final site plan for the proposed project, initial <br />studies suggest it- may be difficult to provide the <br />desired amount of parking on the current. property. <br />Removing the Laundry Facility:will allow its site <br />to be utilized for additional Library parking. <br />DATE: <br />TO: <br />FROM: <br />SUBJECT: <br />DECEMBER 14, 1988 <br />CHARLIE VITUNAC <br />COUNTY ATTORNEY <br />H.T. "SONNY" DEAN <br />DIRECTOR OF GENERA S RVICES <br />LAUNDRY BUILDING MAINTENANCE <br />MAIN LIBRARY SITE <br />Buildings and Grounds staff has inspected the subject building and <br />made the following determinations: <br />1. <br />Minor repairs can be made to extend the roof life for <br />the next two years. Sometime in 1991 the roof will <br />have to be have to be replaced along with repairs to <br />the roof structure. Estimated cost for the project is <br />$20,000.00 depending on the amount of structure damage <br />found when the old roof is removed. <br />2. Operating maintenance to the building is estimated at a <br />annual cost of $1,500.00. <br />3. Consideration should be given to the fact that if this <br />building is to remain on site after completion of the <br />library (1991) some exterior patching and painting would <br />need to be done at an estimated cost of $3,500.00. <br />52 <br />
