Mr. McQueen advised that the realignment would occur in the <br />Town of Orchid for the Orchid Island development now under <br />construction. There would be an 18 -foot dirt roadway, an 11 -ft. <br />conservation easement on both sides of the road, a 20 -ft. buffer <br />zone, and an additional 30 -ft. building setback. The realignment <br />would affect north Jungle Trail about half a mile from County <br />Road 510 where the road would meander 500-1,000 feet east of its <br />present alignment for about a quarter mile and then be realigned <br />100 feet north until it intersects again with the original road. <br />Mr. McQueen advised that the realignment will allow Orchid Island <br />to fit in its Arnold Palmer golf course while providing a buffer <br />of security and beauty for both motorists and the development's <br />residents. Nothing would be done in that buffer except to <br />replace the undesirable vegetation with native vegetation, or <br />remove all all the undesirables and create a berm with new <br />vegetation. <br />Referring to the drawing of the plan, Mr. McQueen stated <br />that this is typical of what would be in place and they would <br />prepare and record a plat on what is shown here today. He noted <br />that the Board recently instructed staff to do a maintenance map <br />that will include the 18 -ft. of graded roadway, and with the <br />30 -ft. building setback, it puts the first building approximately <br />70 feet from the center line of Jungle Trail. There are no <br />habitable structures abutting Jungle Trail throughout the Town of <br />Orchid; it is primarily golf course and groves. Mr. McQueen <br />advised that they will be meeting soon with the Planning staff <br />regarding the proposed route through the Windsor Polo Club. <br />Commissioner Bird felt the proposed realignment would make <br />the northern portion of Jungle Trail more scenic and appealing, <br />and Commissioner Scurlock pointed out that the realignment would <br />result in a safer condition as it takes out some of the 90° <br />angles in that northern portion of the road. <br />Mr. McQueen noted that he is scheduled to give the same <br />presentation to the Orchid Town Council later today.
