Pr - <br />MAR 213 1989 <br />BOOK 76 PAGE 444 <br />At its regular meeting of August 11, 1988, the Planning and Zoning <br />Commission granted final plat approval, and the owner, Mr. Norman <br />Hensick, is now requesting final plat approval and has submitted <br />the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a warranty maintenance agreement covering publically <br />dedicated improvements (roads, drainage easements, utilities, <br />etc.); and <br />3. a performance bond guaranteeing the warranty maintenance <br />agreement. <br />ANALYSIS: <br />1. Utilities: The Environmental Health Director has approved <br />the use of individual wells and septic systems for the <br />proposed lots, and at the request of the Utilities Department <br />the developer has installed a "dry -line" water system to <br />facilitate a future connection to a public water system when <br />it becomes available. <br />2. Public Works: The County's Public Works Department has <br />verified that all required improvements have been constructed <br />in accordance with the approved County Land Development <br />Permit and that the warranty maintenance agreement is <br />adequate. <br />3. County Attorney: The County Attorney's office has reviewed <br />and approved the submitted warranty maintenance agreement and <br />the performance bond which guarantees the agreement. <br />All applicable requirements regarding final, plat approval have <br />been satisfied. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to the Oak Meadow Subdivision, and accept the <br />submitted warranty maintenance agreement and performance bond. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bird, the Board unanimously (4-0, Chairman <br />Wheeler being absent) granted final plat approval for <br />Oak Meadow Subdivision, and accepted the submitted <br />warranty maintenance agreement and performance bond, as <br />recommended by staff. <br />COPIES OF SAID DOCUMENTS ARE ON FILE IN THE OFFICE OF THE CLERK <br />TO THE BOARD <br />4 <br />
