Any prudent developer who has the kind of <br />money they do in this plan will ignore the County plan and try to <br />make his development work. <br />Commissioner Eggert noted that her big struggle is wanting <br />to get as much buffer along that road as possible, and the <br />question is what is the best way to do,it - to assure it or to <br />take a chance? <br />Mr. McQueen commented that when you talk about the developer <br />and the Town and not being able to separate them, very shortly <br />five of the people will be the Town and not the developer. <br />Commissioner Scurlock pointed out that if our Legislative <br />Delegation had listened to us and abolished the Town, we would <br />not all be sitting here. <br />Discussion continued at length as to what the developer will <br />do and could do, and Chairman Wheeler expressed his belief that <br />they will do their very best to develop a product that will be <br />upscale. He noted that it is not beyond the realm of possibility <br />that they could put a wall down each easement line and hide that <br />wall with shrubbery on the inside and have two separate <br />developments and go over Jungle Trail. He did not think that <br />will happen, but it remains that it is possible you could end up <br />driving down a 20' wide road through two concrete walls, which, <br />of course, is a worst case scenario. <br />Mr. McQueen stressed that there has been a lot of work done <br />on their plan by many professionals. They looked at a bridge <br />over Jungle Trail, and they could span 50' of R/W, but he <br />believed that would do more to harm the integrity of the Trail <br />than what they are proposing with the realignment.
