...RM -10, Multi -family Residential <br />�_*D-2, Medium Density Residential <br />designation. <br />Catalina Oaks PRD: <br />(up to 10 units/acre), with an <br />(up to 10 units/acre) land use <br />Project Area: ±8.57 acres <br />Number of Lots: 52 <br />Type of Units: Zero lot line, single family <br />Project Density: ±6.07 units/acre <br />EXISTING CONDITIONS: <br />The Catalina Oaks PRD received special exception approval from the <br />Board of County Commissioners on November 24, 1987. Subsequently, <br />the. developers applied for, and received, revised preliminary PRD <br />approval from the Planning and Zoning commission on March 23, <br />1989. Pursuant to these approvals a land development permit has <br />been obtained and building permits have been received for several <br />units, in accordance with the PRD ordinance. <br />The owner/applicant, Catalina Homes, inc., is now requesting final <br />PRD approval and has submitted: <br />1. A final PRD plat substantially in conformance with the <br />approved preliminary PRD; <br />2. a warranty maintenance agreement for 25% of the total <br />cost of publically dedicated improvements (i.e. water & <br />sewer infrastructure); <br />3.. a certified cost estimate for the warranty maintenance <br />agreement; <br />4. a performance bond guaranteeing the warranty maintenance <br />agreement; <br />5. a contract for construction of remaining required <br />improvements (i.e. grading, sodding, sidewalks, etc.); <br />6. a certified cost estimate for the contract for con- <br />struction; and <br />7. a cash deposit and escrow agreement guaranteeing the <br />contract for construction. <br />ANALYSIS: <br />1. Utilities: The development will receive water and sewer <br />service from Indian River County. All utility infrastructure <br />has been constructed, inspected and approved by the Utilities <br />Department. The Utilities Department has also approved the <br />submitted warranty maintenance agreement with cost estimate. <br />2. Public Works: The County's Public Works Department has <br />verified that the submitted contract for construction of <br />required improvements, with cost estimates, is acceptable. <br />3. Attorney's Office: The County Attorneys Office has reviewed <br />and approved: <br />a. The warranty maintenance agreement and performance bond. <br />b. the contract for construction of required improvements <br />and cash deposit and escrow agreement; and <br />C, the Catalina Oaks Homeowners Association documents. <br />All applicable County regulations have been satisfied for final <br />PRD plat approval. <br />A U G 119893 poor 7-1 �';�Gt 445 <br />
