McCoy A <br />Staff Planner; Current Development <br />DATE: July 21, 1989 <br />SUBJECT: ED SCHLITT'S REQUEST FOR SITE PLAN APPROVAL EXTENSION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 15, 1989. <br />DESCRIPTION AND CONDITIONS: <br />On September 8, 1988, the Planning and Zoning Commission approved <br />a major site plan application submitted by Ed Schlitt. Approval <br />was given to construct a 7,845 square foot retail building at the <br />southwest corner of Indian River Boulevard and the Vista Gardens <br />access road. Due to marketing difficulties (see attachment 1))the <br />applicant has been unable to commence construction prior to the <br />expiration of the approved site plan. However, if no construction <br />has begun by September 8, 1989, the site plan approval will lapse <br />unless otherwise extended by the Board of County Commissioners. <br />No regulations have changed since the time of site plan approval, <br />which will affect the design of, or conditions attached to, this <br />site plan. Pursuant to the provisions of Section 23.2(G)(2), <br />Appendix A of the Zoning Code, Ed Schlitt is requesting a full 1 <br />year extension of the approved site plan. It has been the policy <br />of the Board to grant extensions to projects which conform to <br />current codes. <br />RECOMMENDATION: <br />Staff recommends approval of Ed Schlitt's request for a one year <br />extension of the approved site plan; the new expiration date to <br />be September 8, 1990. <br />ROOK �0" <br />AUG <br />3 F� :� <br />
