Wiegef x-' / <br />Staff Planner, Current Development <br />DATE: August 4, 1989 <br />SUBJECT: FINAL PLAT APPROVAL FOR THE WALDO'S WAY SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of September 5, 1989. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Waldo's Way Subdivision is a proposed 20 lot subdivision of a ±8.8 <br />acre parcel of land located on the north side of 5th Street S.W.; <br />immediately west of the Courtside Subdivision. The subject <br />property is zoned RS -3, Single -Family Residential (up to 3 <br />units/acre) , and has an LD -1, Low Density Residential -1 (up to 3 <br />units/acre) land use designation. The proposed building density <br />is ±2.27 units/acre. <br />Waldo's Way Subdivision: <br />Project Area: ±8.8 acres <br />Number of Lots: 20 <br />Lot Sizes: .34 to .45 acres <br />Proposed Density: ±2.27 units/acre <br />At its regular meeting of January 26, 1989, the Planning and <br />Zoning Commission granted preliminary plat approval to the <br />subdivision. The owner, B & H Properties, is now requesting final <br />plat approval and has submitted the following: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a warranty maintenance agreement covering publically dedicat- <br />ed improvements (roads, drainage easements, utilities, etc.); <br />and <br />3. a maintenance bond guaranteeing the warranty maintenance <br />agreement. <br />ANALYSIS: <br />1. Utilities: The subdivision will receive water service from <br />Indian River County, and the Environmental Health Department <br />has approved the use of individual septic systems for the <br />12 <br />
