"SONNY" DEAN, DIRECTOR <br />DEPARTMENT OF GENERAL SER <br />SUBJECT: LEASED SPACE - JURY ASSEMBLY AND CLIENT/ATTORNEY <br />MEDIATION ROOM <br />BACKGROUND: <br />As requested this office has been investigating the feasibility and <br />options for leasing additional space in the Indian River County <br />Courthouse ,vicinity for the subject use. After looking at the <br />i various locations available and comparing all the pros and cons that <br />accompany each site the two most logical and economical areas are <br />submitted for consideration. <br />1. Pocahontas Building - Mr. John Boland, owner of this building has <br />submitted a proposal to lease the county 1,200 square feet facing <br />21st Street with a connecting passage to the alley between his <br />building and the south -side of the courthouse. It will require <br />ninety days to have the space vacated and approximately sixty days to <br />renovate this area. <br />Estimated cost over a forty-eight month period of time for <br />construction and. move -in to the new courthouse: <br />Renovations $ 4,560 <br />Lease @ $5.50/sq. ft. 26,400 <br />Operating Expenses 10,445 <br />Air Condition Unit $ 1.000 <br />Total $42,405 <br />2. Florida Federal Building - Mr. Henry Flick has proposed to lease <br />to the county 1,200 square feet in this building. This area is empty <br />and can be renovated into any configuration we desire. He offered a <br />price of $6.60 per square foot including utilities. There is an <br />additional 500 square feet of space available within this area at the <br />same price per square foot. <br />Estimated cost over a forty-eight month period of time for <br />construction and move -in to the new courthouse: <br />Renovations $ 5,000 <br />Lease @ $6.60/sq. ft. 31,680 <br />Operating expenses 5.040 <br />Total '-$41,720 <br />There are some advantages and disadvantages to both locations. Close <br />proximity to the courthouse is of primary consideration due the <br />nature of our anticipated use of the leased area. Prospective jurors <br />of all ages will be required to travel between the courthouse and <br />leased area. The Pocahontas building is nearest to the courthouse <br />while a street will have to be crossed if the Florida Federal <br />Building is selected. However, the Pocahontas does not offer any <br />parking accommodations which could require persons to cross vehicle <br />right-of-ways in walking to and from their mode of transportation. <br />42 <br />
