Keatii g, A <br />Community Developmen.Yeirector <br />THROUGH: Stan Boling,ICP <br />Chief, Current Development <br />FROM: John McCoy <br />Staff Planner', Current Development <br />wik <br />DATE: December 11, 1989 <br />SUBJECT: FINAL PLAT APPROVAL FOR PHASE I OF COPELAND'S LANDING <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 19, 1989. <br />DESCRIPTION AND CONDITIONS: <br />Copeland's:Landing Phase I subdivision is a 33 lot subdivision <br />located on the north side of 73rd Street approximately 1000' east <br />of U.S. Highway 1. On May 26, 1988 the Planning and Zoning <br />Commission approved the preliminary plat for the subdivision. At <br />this time the developers are only platting the 33 lots in phase I <br />at a density of approximately 1.7 units per acre. <br />The applicant's agent,Carter and Associates, Inc., is now request- <br />ing final plat approval for Phase I and has submitted the follow- <br />ing with the exception of #4:- <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />• a certified cost estimate for construction of all remaining <br />required subdivision improvements; <br />a contract for the construction of the remaining required <br />improvements; and <br />a locally drawn letter of credit guaranteeing the <br />construction contract. <br />0ANALYSIS : <br />•.The County Public Works and Utilities departments have verified <br />• that the submitted certified cost estimate is adequate to cover <br />- the remaining required subdivision improvements (roads, drainage, <br />water, wastewater). The submitted contract is based on the <br />engineer's certified cost estimate. The County Attorney's office <br />has approved the submitted construction contract as legally <br />acceptable and sufficient to ensure construction of required <br />improvements. All applicable requirements regarding "bonding -out" <br />for final plat approval have been satisfied, with the exception of <br />a locally drawn letter of credit. The staff anticipates having a <br />locally drawn letter of credit within 10 days, which would permit <br />the execution of the contract and recording of the plat without <br />waiting until January. <br />20 <br />
